Commercial Property Inspections

Property Condition Assessments / PCA

Property Condition Assessments / PCA

 A commercial property inspection is

a  comprehensive, non-invasive visual examination of a commercial  building’s structural components, systems (HVAC, electrical, plumbing),  and exterior, conducted to evaluate its overall condition. It  provides owners, buyers, or tenants with a report to understand  potential repairs, safety hazards, and risks before investing or  leasing.

A Property Condition Assessment (PCA) is a detailed evaluation of a building’s physical components and  systems. The goal is to identify current deficiencies, future repair  needs, and associated costs so that owners, investors, and lenders can  make informed decisions.

Cost to Remedy / Cost to Cure

Property Condition Assessments / PCA

Cost to Remedy / Cost to Cure

Compiles cost estimates for immediate repairs and improvements, offering  a clear financial snapshot of urgent or high-priority work,  supplementing property transactions for due diligence or negotiation.   Helps set next year’s repair and maintenance budget.  Aids in evaluating  and comparing immediate capital expense needs.

Capital Reserve Forecast

Phase 1 Environmental Site Assessment

Cost to Remedy / Cost to Cure

Multi-year, forward looking table based off property inspection.   Primarily focused on capital project and asset life cycle planning.   Used as a budget tool for annual reserve allocation and future upgrades  that benefit by avoiding future shortfalls and maximizing asset  longevity.

Accessibility Inspections

Phase 1 Environmental Site Assessment

Phase 1 Environmental Site Assessment

Phase 1 Environmental Site Assessment

A Phase I Environmental Site Assessment  (ESA) stands as the cornerstone of environmental due diligence in real  estate transactions. This non-invasive assessment is designed to unearth  potential or existing environmental contamination liabilities, offering  a clear pathway to making informed decisions.

Triple Net Lease Inspections

Triple Net Lease Inspections

Triple Net Lease Inspections

Tenants often assume responsibility for major building systems. Our pre- and post-lease inspections identify  existing deficiencies, deferred maintenance, and overall system  condition—helping parties understand risk before lease execution and  document conditions at lease termination.

Maintenance Inspections

Triple Net Lease Inspections

Triple Net Lease Inspections

An Annual Building Maintenance Inspection is a comprehensive, visual  examination of a commercial property within a 12-month period. It is  designed to identify defects within specific systems and components as  delineated in the International Standards of Practice for Inspecting  Commercial Properties (ComSOP) and to monitor the condition of a  building over a period of time for purposes of capital management.

NYC Parapet Wall Inspection

Triple Net Lease Inspections

NYC Parapet Wall Inspection

NYC Local Law 126 requires Annual parapet wall inspections. This requirement applies to all buildings with  parapet fronting the  public right-of-way, regardless of height. EXCEPT:  Detached 1- or 2-  family homes or buildings with a fence or other  barrier preventing  access to the exterior wall. Owners  must maintain the observation reports for at least six (6) years  and  must make such reports available to the Department of Buildings upon  request.

Mold / Indoor Air Quality

Mold / Indoor Air Quality

NYC Parapet Wall Inspection

Many buyers are concerned about the potential of mold in the property they are purchasing. Our mold assessments are intended to provide our client with information  about the levels of mold present in the building. Mold assessments include a visual inspection, air samples  and surface samples of areas with  suspected mold.

Sewer Camera Inspection

Mold / Indoor Air Quality

Sewer Camera Inspection

With a sewer camera inspection, a camera will be run through the buildings main drainpipe and maneuver its way throughout the sewer lines to look  for any visible cracks, damage or clogs. Sewer line issues, such as  blockages, broken pipes, and tree root damage can be costly, but a  sewer  camera inspection can detect these problems that are hidden from  view.
