A commercial property inspection is
a comprehensive, non-invasive visual examination of a commercial building’s structural components, systems (HVAC, electrical, plumbing), and exterior, conducted to evaluate its overall condition. It provides owners, buyers, or tenants with a report to understand potential repairs, safety hazards, and risks before investing or leasing.
A Property Condition Assessment (PCA) is a detailed evaluation of a building’s physical components and systems. The goal is to identify current deficiencies, future repair needs, and associated costs so that owners, investors, and lenders can make informed decisions.

A Phase I Environmental Site Assessment (ESA) stands as the cornerstone of environmental due diligence in real estate transactions. Tenants often assume responsibility for major building systems. Our pre- and post-lease inspections identify existing deficiencies, deferred maintenance, and overall system condition—helping parties understand risk before lease execution and document conditions at lease termination.
An Annual Building Maintenance Inspection is a comprehensive, visual examination of a commercial property within a 12-month period. It is designed to identify defects within specific systems and components as delineated in the International Standards of Practice for Inspecting Commercial Properties (ComSOP) and to monitor the condition of a building over a period of time for purposes of capital management.
NYC Local Law 126 requires Annual parapet wall inspections. This requirement applies to all buildings with parapet fronting the public right-of-way, regardless of height. EXCEPT: Detached 1- or 2- family homes or buildings with a fence or other barrier preventing access to the exterior wall. Owners must maintain the observation reports for at least six (6) years and must make such reports available to the Department of Buildings upon request.
Many buyers are concerned about the potential of mold in the property they are purchasing. Our mold assessments are intended to provide our client with information about the levels of mold present in the building. Mold assessments include a visual inspection, air samples and surface samples of areas with suspected mold.
With a sewer camera inspection, a camera will be run through the buildings main drainpipe and maneuver its way throughout the sewer lines to look for any visible cracks, damage or clogs. Sewer line issues, such as blockages, broken pipes, and tree root damage can be costly, but a sewer camera inspection can detect these problems that are hidden from view.
